人間主体のオフィスビル－珠江タワー、未来の摩天楼が出現

【広州（中国）2017年6月27日新華社＝共同通信JBN】もうすぐ夏、中国南部は雷雨と暑さの季節だ。高温多湿で不快に感じると、人々はすぐ働きたくなくなる。広州の商業地区中心地にあるプレミアムグレードAオフィスビル、Pearl River Tower（珠江タワー）のホワイトカラーワーカーにそんな悩みはない。

Pearl River Tower17階に入るGuangdong Golden Gecko Asset Management Co., Ltdのゼネラルマネージャー、チアン・ジェンセン氏は「このオフィスビルの最も先進的で人に優しい部分は、空調が自動制御・設定されていること。外が高湿度や霧まじりでも、一年中快適な温度と湿度で楽に過ごせる。それに自然な採光と新鮮な空気で、オフィスに戻ってもいつも明るく開放的な場所に居るように感じる」と語った。

確かに、環境とエネルギーの効率の良さで有名なこの超グレードAオフィスビルは、中心部にインテリジェントで自然に優しい空調システムを備え、それがビル利用者の体感にも直接関係している。

この超高層ビルのチーフエンジニアのフー・バイジュ氏は記者団に、Pearl River Towerが大胆に採用した冷房用の冷気放射システムは、湿気の多い中国南部に合わせて特に調整していないと話した。天井に設けた配管を流れるセ氏16度の冷水は、天井に涼しさを伝え、天井から室内の空気に発散される。中国北部の地熱暖房の仕組みと似ているが、逆の効果で、Pearl River Towerは温度と湿度の調整のために冷水を媒介に採用している。

フー氏は「この種の冷房では嫌な雑音や風はない。エアコンのそばに座る人に冷風が直接吹き付けるような状況が起きる心配はない」と説明した。

また「この超高層ビルは100%新鮮換気技術ですみずみまで新鮮な空気が保たれるので、ビルの中では誰もがさわやかに感じる」と付け加えた。

特に季節の変わり目に鼻炎に悩まされていたチアン・ジェンセン氏は、Pearl River Towerに移ってからは自然に鼻炎が治ったと喜んでいる。「広州の天気は変わりやすく、私は空気の状態に敏感なので、子供のころから鼻炎にかかっていた。治って2年が過ぎたが、現在のオフィス環境が体に良かったに違いない。Pearl River Towerの空気は1年中除湿され、フィルター浄化されて部屋に送られてくる。ビルの一番良いところはこれだと言わざるを得ない」と言う。

Pearl River Towerの空調システムはオフィスにいる人数の変化を自動感知し、空気量を素早く調節して100%新鮮換気ができるため、誰にも新鮮な空気が十分にいきわたる。

またビルの2重ガラス壁は外部から湿気の侵入を防ぎ、いつも室内の湿度を人体に最も快適な50%から55%に保てる。

「このビルの設計コンセプトは人間主体だ。1階から超高速ビルの71階の最上階までは、最高秒速9メートルのスピードで、10秒ほどしかかからない。ダブルデッカー（2階建て）設計で、低層、中層、高層エリアへの分割・直接アクセスのソリューションによって、エレベーターで30秒以上待たずにどの階にも行ける」。

広州天河地区の他の高層ビルで働いた経験のあるアラン・リベット氏は「超高層ビルでは非常に珍しいことに、私はPearl River Towerで1年以上働いた間、エレベーターを長時間待つ必要はめったになかったと思う。誰もがこの良さを感じている」と指摘した。

チーフエンジニアのフー・バイジュ氏は特にこの点を誇りに感じ、「時々ロビーに立ってストップウォッチを見ている。待つ人がいるが、10秒ほどだ。5000人以上が出入りするビルでは考えられない」と述べた。

アラン・リベット氏は「このビルは未来の摩天楼と言える。それがもう登場して目の前にあることに驚かされる」と語った。

through water pipes installed there, and then "radiates" from the ceiling to
