That's the idea behind a new program being offered by a five-star Hawaii real

estate project in Kapalua, Maui.

The luxurious Ritz-Carlton Residences, Kapalua is offering buyers a chance to

enter a "lease-back" program whereby the new Buyer can rent their luxury

condominium back to the Developer for three years after they buy it. Prices on

the condominiums range from $688,888 to over $2,000,000 USD.

Mr. Sal Miwa, Chairman and CEO of Honolulu-based Myland Hawaii Realty,

explained, "Our buyers love these lease-back programs because they take all of

the guess work out of renting a second home."

The Developer's annual "lease-back" payment is set at 5% of the purchase price.

rental payment is $65,987 USD. Over three years, the Buyer receives $197,960 in

rental revenue.

The lease-back also calls for the Developer to pay the owner's property taxes,

homeowner's fees and furniture reserves during the term of the lease, according

to an email sent by the Developer to Hawaii-area agents.

"The lease-back program at the Ritz-Carlton Residences Kapalua is a great way

for Japanese buyers to enter the Maui market and secure a stable stream of

rental income," explains Mr. Ryota Seki, a sales executive with Myland.

Miwa notes that Maui represents one of the best values in the United States for

Japanese buyers. "Prices in Maui are still 30-45% below their 2008 peak, and

remain about half the price of comparable luxury developments in Honolulu."

The Kapalua Resort area is a short flight from the Honolulu International

Airport. There are also dozens of direct flights each day from the gateway

cities in the United States and Canada to Maui's Kahului Airport.
